Digitally Certified Record Copies

Traditionally, our office has mailed paper certified copies of marriage certificates and real estate documents with an embossed seal and wet signature. Delivery via the United States Postal Service took 7 to 10 business days.

We are now offering a service that allows certified copies of recorded documents to be emailed and received within minutes, and it requires no special technology besides the ability to view a plain PDF. We have partnered with Titan Seal, a Northern Nevada blockchain startup, to bring their patent-pending technology to anyone who needs a certified copy of a recorded document.

How do I get one?

While we hope to offer online purchasing in the near future, currently digitally certified document copies are only offered when ordering by phone, at 775-328-3660, or when ordering via mail.

How does it work?

The Short and Simple Explanation

We will email you your digitally certified document copy as a PDF file, then you email or otherwise electronically transfer it to whoever needs it. Verification instructions for the receiving agency are included inside the file.

The Long and Detailed Explanation

Before we email your document, Titan Seal puts a secure, cryptographic hash of it on a private blockchain. The hash is a unique number that can only be generated from your specific certified copy of your document, and the blockchain is a financial ledger that is protected from modification by a network of computers. Titan Seal combines these technologies by putting the hash of your document into the "memo field" of a blockchain transaction. To prove that your document is unmodified, and therefore still a certified copy, the hash of it is generated and compared to the one on the blockchain.

How long does a digital certified copy last?

Digitally certified document copies do not contain any proprietary technology and are simply plain PDFs. As long as you store your copy electronically, without altering it, it will always be a certified copy. Verifying that the document has not been tampered with requires an internet connection and access to the Titan Seal website.

Is a digital certified copy secure?

While no technology is perfect, verifying the authenticity of one of our electronic documents can be performed without contacting our office, and doesn't rely on humans visually matching signatures and seals. A single pixel of difference on a document would cause it to fail verification.
