Updated Deadline for Short Term Rental Administrative Permit (Tier II) Applications
Previously, Short Term Rental Administrative Permit (Tier II) applications were accepted on a rolling basis. Moving forward, these applications will be accepted on the standard intake day - the 8th of each month. If the 8th of the month falls on a non-working day, they will be accepted the next business day.

North Lake Tahoe Fire Protection District (NLTFPD) Releases Info on Summer Fire Restrictions
Summer fire restrictions will be in effect June 1, 2022, for the North Lake Tahoe Fire Protection District serving the communities of Incline Village and Crystal Bay, Nevada, until further notice. Current fire restrictions prohibit the use of solid fuel, which includes charcoal and wood. This also applies to the IVGID parks and beach charcoal grilling areas.
“As we enter another year of drought conditions, we want to remind folks to recreate responsibly while outdoors during the summer months and do your part to create and maintain your defensible space,” said Fire Marshal Jennifer Donohue.

STR Permit Occupancy Updates After May 21st
The latest STR Ordinance has been adopted today, May 10, 2022, at the BCC meeting. Please do not email Washoe County Planning staff with requests to have your occupancy updated until AFTER May 21, 2022, as we must wait for the appeal period to pass before staff can implement any changes. Thank you for your patience.
Short-Term Rental Permit Renewals are Live!

Please note that you will not be able to start the renewal process prior to 30 days before permit expiration.
Newly Proposed Language for STR Occupancy Calculation Waiting for Adoption:
"The occupant load shall be calculated as two (2) occupants for every legally permitted bedroom in accordance with Section 110.319.20(a)(1). The remainder of the home (excluding bedrooms) shall be calculated as one (1) occupant for every 200 square feet of habitable space in accordance with Table 1004.5 of the 2018 International Building Code (IBC) or the currently adopted edition."
The development code amendment also encompasses other provisions, like application processing requirements, parking, insurance and bear boxes. More information is available under the Public Meetings tab.
The first reading of the proposed changes was heard by the Washoe County Board of County Commissioners on April 12, 2022. The first reading was approved and the item is scheduled for a second reading on May 10, 2022.

STR Permits Required for the Unincorporated Areas of Washoe County ONLY!
Short Term Rentals are currently required to obtain permits in the unincorporated areas of Washoe County ONLY. If your STR is within the City of Reno or the City of Sparks, you will NOT be able to obtain a permit. Permits within the Cities' limits are not available at this time.
