Predevelopment Program

Washoe County Predevelopment Program is free service to help owners, design professionals and contractors with local government development applications, licenses or permit questions. Predevelopment meetings are best for complex or major projects with a complete initial design. Via a virtual meeting, a regional group of expert reviewers help to identify common missing requirements or considerations just prior to official submission of a land entitlement, building permit, business license or other development services project application.

How to Request A Predevelopment Meeting

Development project applicants request a predevelopment meeting through Washoe County Planning. The request includes an application with basic project information and support documents that at a minimum include a site plan. Application and support documents are emailed to planning@washoecounty.gov

Benefit of a Predevelopment Meeting

The benefit to the development project team includes:

  • Reducing risk by understanding common errors and missing items;
  • Improvement in project application/permit submission quality - resulting in a more timely review and fewer conditions/resubmission; and,
  • Clarifying required land entitlement applications, construction and building permits, thus, saving money by decreasing the potential for amendments during final project stages of review and approval. 

Predevelopment Meeting Overview

Feedback is provided verbally in a virtual, informal meeting where reviewing agencies provide pintail observations on a project based on a submitted application and support materials.

  • Meetings are held on the second and fourth Wednesdays of each month beginning at 1:30 p.m. using zoom as the platform. 
  • Hosted by Washoe County Planning Team, representatives from Regional Agencies join answer your questions in a round-table format.
